Tough call, should be rain but maybe some change over at the end? Does it clear before the temps fall? I think black ice is the biggest issue in the a.m. Sunday looking very sloppy. Snow to rain Start time not looking good for brook right now

36 degrees still raining here,,but a few places have changed over to snow,,,it could get real treacherous out there temps are dropping

and of course the NWS and mount Holly and Upton are releasing maps that predict some snow even along the coast as I type this but to me this looks like all rain unless Im missing something or unless something changes between now and Brooks house sale ,,,,Fjay or anyone else thoughts ?
I think all rain too c, snow line looks to be north of me. I m is a rainy day isn’t ideal for you Brook but it’s better than the alternative right now
I really don't believe in open houses. So rain isn't a problem. If it snowed 4 inches I had to call somebody to shovel the snow and all the liabilities etc was gonna ruin my trip. All good right now.
Looks like event for mid week will be a close call...snow to rain to maybe ending as snow. Problem with this storm is a total track issue. Remember...for starters when talking about potential and temp issues....the L...center of low pressure is much more preferred to be EAST of your location. COUNTER CLOCKWISE rotation. When its over you or to your west, it brings warmer temps from the southwest. That's why no matter where it passes..when it does, it sweeps in colder air. This low almost looks like to cross the state of N.J....Too warm..then passes and sweeps in much colder air...probably too late. That's why you always hear the perfect storms cross the "benchmark". 40/70 on your map. Storms USUALLY put out their heaviest precips Northwest of the center..where major lifting occurs. Another reason you want the L to your south...and east.
Not to be a downer but you are correct to not believe in open houses. It is more a tool for agents to get leads than to sell your home. Not to say it is a bad thing, any exposure for the house is good but not many homes get sold through them. Look at it this way, most serious buyers are working with an agent that will schedule showings. The people that are on their way somewhere and see the sign are generally not as serious of buyers, most are just window shopping.
